January 14, 2018 – The new loops were installed yesterday. Testing with codes and remotes was successful. If you need a code or remote, please review the gate code page and contact Melissa at 253.843.1641.

January 7, 2018 – We are first priority for the gate company to replace the loops in the ground as weather permits. Since we are depending on weather, it is unknown when they will start and when they will be finished. We appreciate your patience before and during construction as it is likely we will all need to use the back gates during this time.

December 17, 2017 – The front gate is having some software glitches during the transition to the new parts. Remotes and codes are not opening it as they should. The new gate vendor will be here this week to troubleshoot. We are waiting on parts to fix the back gate. We appreciate your patience as we navigate these steps.

December 4, 2017 – The front gate is fixed and ready to be closed as of last Thursday, however, there are residents who have not picked up their remotes or code to get into the gate. The gate will be closed tomorrow night at 8:00 PM. If you have not picked up your remote or code to get in, and have already contacted Melissa or Adrienne, please contact Melissa Schultz at 253-843-1641, this is land line and will not accept text messages. If you have not requested a remote and need one, please contact Melissa and request one, you will have to wait until she receives additional remotes.

October 13, 2017 – Guardian Security Group, Inc. out of Tacoma has been selected as the vendor for the front gate upgrade. They will also be conducting preventative maintenance on all 3 gates after our current contract ends. Guardian will tentatively begin work on the front gate Monday, November 6, weather permitting. Work should be complete in 2 – 4 days.

October 1, 2017 – Both boards feel strongly about selecting different vendors for different reasons. We have sent the LV Board 2 proposals with increasing monetary compromises for them to select the vendor we want to use. Both were declined, each taking 1 to 3 weeks for a response. Preparing another proposal to send to them tomorrow for consideration.

September 14, 2017 – Our board met with Lacamas Valley board to discuss 3 vendor proposals. 1 was eliminated and 2 remain for consideration. Both boards are in the process of collecting additional information from each of the remaining vendors before a decision is made. We learned the gate was built to accommodate volume for approximately 60 homes and quickly outgrew that capacity as the builder added homes on lots during the additional building phases. We now have more than 3 times the original amount of homes using the gate and it malfunctions because it can’t handle the increased volume. There are also reports of cars “ramming” the gate arms, which breaks internal mechanisms and are very expensive to replace. The new gate technology (both remaining vendors are proposing the same exact replacement parts) will allow for increased volume and not be so catastrophic if a car hits the arms.

August 22, 2017 – All bids for the gate repair have been reviewed and a vendor has been selected by the Lacamas Valley HOA. We expect to finalize the details in a meeting between both HOA Boards this week or early next week. We do not know at this time exactly when the repairs will begin. More details will be available when we submit the contract.

July 8, 2017 – The gate is a high priority for both HOA Boards at this time. We are in the bid collection process and will review the bids with the Lacamas Valley HOA once they are all collected. A decision for the vendor will be made at that time and hopefully work to fix the front gate will begin.
